This Hart county farm contains several awesome hunting tracts, and a few tracts near utilities/frontage.  This property is off Raider Hollow Rd, Munfordville, Hart County, Kentucky. 

There is a long steeper hill near the entrance to anything except tract 1/3.  FOUR WHEEL DRIVE OR ATV IS REQUIRED!  SHOWINGS BY APPOINTMENT ONLY WHEN WET!  Please wait till a dry day and use 4wd so that you don't spin out the gravel or rut up dirt roadway sections or fields, and for your own safety.  Many flatter roadway sections remain dirt throughout the 1.7 miles.

This outstanding hunting farm in a top 3 Kentucky county for trophy bucks (No 1 in many years, Per B&C records) includes many fields and food plots, deer tower blinds (by Muddy or Banks), and heavy cover in many areas.  A few back tracts still have decent timber remaining, while areas on most others were cut hard around a decade ago and are now regenerating forest, which you can walk through but still provides great cover for wildlife.  However, there are scattered sections of timber interspersed with thicker areas.  Many fields, plots and watering holes throughout.

These tracts are only 3-4 miles from Interstate 65 at Munfordville.  They are 25 min to Glendale, KY, 23 min to the Wax Marina at Nolin River Lake, only 8 minutes (5 miles) to Munfordville, the county seat of Hart County, KY.  

Tract 1, 5.58 Acres - $45,000:  Highway Frontage, Electric, Water and Fiber available!  A new separate entrance is possible, and the "Potential Home Site" is partially cleared enough to picture it.  Multiple home site options with more clearing work.  You could also use the existing entrance.  Much of this tract/saplings could easily be recleared if desired in a day with a large dozer, local affordable help available.   A utility easement across this tract will be reserved by seller along the old roadway near the East end.

Tract 2, 8.02 Acres - $42,000: This tract is fairly close the Highway for utilities!  It contains a nice sized food plot and a muddy tower blind on a high point, which would also make an amazing homesite with views for miles if you have 4wd vehicles, with gravel already installed to the top of the hill.  

 

Tract 3, 7.41 acres - SOLD, Thank You!  $48,000:  This tract touches the Highway for utilities, and has a potential home site road side there!  An old small pond could be cleaned out also next to the highway.  It contains a nice sized open area at the top of the hill for a cabin or food plot also.   If you have four wheel drive vehicles, you could also make a nice homesite at the top of the hill, or clear more area as desired!  The open parking area at the entrance is a shared parking area and part of the road system, so no structures are allowed in the existing opening at the road.

Tract 4, 7.70 acres - $34,000:  This tract is mostly wooded, and starting to get further back from the Highway, but could have electric and fiber extended reasonably for the right buyer.  It features a couple acres timber that wasn't clearcut, and you could make an opening in several places on the flatter topography.  Or clear shooting lanes for the wildlife!

Tract 5, 5.65 acres SOLD - :  This tract will not be sold separately at this time, and buyers of neighboring tracts get first chance.  This tract is starting to get further back from the Highway, but could have electric and fiber extended reasonably for the right buyer.  It features some cleared/open area's, and a trail into the woods that could be recleared.  There are some more timbered areas at the West end also, with the rest being in regenerating hardwood forest. 

Tract 6, 16.76 Acres - $83,000:  This nice hunting tract of land features a large Muddy hunting blind overlooking 4 open acres.  Keep this planted and green, and you'll have plenty of deer and turkey!  Electric could be reasonable to a residence if another tract closer to the highway also installs a residence (the first 1000' per residence is no-cost except clearing, then around $5/ft).  There are multiple great locations for bow and gun stands to explore and plan.

Tract 7, 20.09 acres, $57,000:  There is a cleared area near the start that would make a nice cabin spot, or more could be cleared in places.  This mostly wooded farm has a strip of larger timber through it near the back!  Other areas are now regenerating forest, which you can walk through but still provides great cover for wildlife. 

Tract 8, SOLD, Thank You!  - 14.08 acres, $52,000:  This tract features a large food plot with ladder stand, and some areas with timber remaining also.  This would be a great smaller affordable tract for a hunter.

Tract 9, 20.81 acres,  $78,000:  With a large Muddy hunting blind overlooking 4+ acres of sloped open land for food plots, this tract is perfect for the long-range marksman!  You'll be covered up in turkey's also with some food planted.  Most timber areas were cut hard around a decade ago providing great cover for wildlife, but there are some larger timber strips where you can shoot a long way. 

Tract 10, 22.57 acres, $83,000:  This tract lays on both sides of the private road and features a like new Banks blind, a wildlife pond, and 2.7 +/- open acres.  This tract offers some prime hunting ground for gun or bow. It would be perfect for an off grid cabin and food plotting!

Tract 11: 30.74 acres, $89,000:  This "end of the road" tract contains larger trees and some timber value.  This wooded tract would be perfect for the dedicated bowhunter.  Rolling hills would be very easy to install more trails on.  Viewing this tract for showings is by ATV/foot only (can park near the border).  A little more gravel can be added when weather allows.
